Association Responsibilities

Maintenance, repair, and replacement of:

  1. Any wall or fence surrounding the property as a whole

  2. Any and all roads and sidewalks (except those maintained by the City of Columbus) driveways, walks, parking area, buildings and other improvements situated in the common areas including any recreational facility

  3. Any entryway treatment, entryway signs, and landscaping for The Townes At Sonoma Pointe

  4. All entryway lights

  5. All the irrigation facilities

  6. Any recreational facilities created for the use of owners in the community 

  7. Any lawns, trees, shrubs, hedges, grass and other landscaping in the common areas

Owner Responsibilities

 

  1. Maintenance and repair of units not indicated above including (The homeowner is obligated to pay for the costs incurred by the Association for repairing, replacing, maintaining or cleaning any item which is the responsibility of the owner, but they fail or refuse to complete):

    1. Maintaining unit in a clean, neat and sanitary condition (this includes picking up after your pet!)

    2. Maintenance and care of all exterior surfaces to include painting and roofing

  2. Owners must not alter the appearance of the exterior of the unit without approval from the Association through the Architectural Committee

  3. Repairs must be completed within 15 days of damage unless there are special circumstances

Use & Owner Restrictions

  • Common areas shall only be used by owners, tenants, families or invited guests

  • Owner must maintain unit, deck or patio at their own expense

  • Owners have the right to plant and maintain trees, shrubbery, bushes, hedges, and plants

  • No signs or billboards should be installed, placed, or maintained

  • No more than (3) pets per household

  • Pets must be leashed or under voice control

  • No temporary structures

  • Antennae or dish receivers should not be afixed to fencing and should not be visible from the front of the unit

  • Garages should not be used for storage to such an extent that it does not allow for parking  

  • Trash cans should not be seen unless it is Trash pick up day ( Thursday, unless it is a holiday) All trashcans should be removed from the side of the road within 24 hours.
